Dear Potential Buyer, I am the owner of this property. As a property buyer myself I understand the need for documentation and clarity, so I will make every effort to provide you with any information you may need to consider purchasing this property.I am looking to offload this property this year. This property should either be restored or demolished and replaced with a new building. It is possible to build a multi-storey apartment building, or a house, as well as a commercial building, on this plot. The property has residential and commercial permission from the city so you can use the existing building for almost all commercial uses (except food preparation business) or of course keep it residential. My strong recommendation is to demolish the building, it is very old. The cost of demolition is around 10,000 euros. The cheapest option is to spend about 10,000 - 12,000 euros patching the building up for rental on AirBnB for example, if that is what you are after. Filling in cracks, wall repair, painting, fixing the plumbing connection, floor renovation downstairs and new bathroom furniture will be required. Small renovations everywhere, including windows, garden, façade etc. The building has an old Greek style from the 30’s and is over 100 years old. However, there is a demolition permission (already granted) and so if you wish to demolish the building and make your own home, the complicated work of being granted a demolition permit has been completed. I have legal, notarial and engineer contacts who can and will confirm everything written here, of course. I have the topographic documentation, energy certificates (still valid) as well as everything else and it's all legal. Prices for materials vary but if you wish to restore the building (clay blocks covered by light concrete, interior walls wood and reinforced) it will cost somewhere around 35-45,000 euros professionally. This will boost the value and re-sell value to upwards of 280,000 euros in the renovated classic Greek 30’s style.) The existing building is in very poor condition but it’s insulative properties are excellent. Once restored, if you choose that option, it will be magnificent in all aspects, visually, spatially, energy efficiently etc. There exists an electrical box connection and water supply connection. The building is two floors, each 80m2 , so a total living area of 160m2 and there is a garden area and two entry gates into the garden area. This building sits on a corner plot in one of the best neighbourhoods in Aigio, Kallithea.. The location is right by the center and there is street parking.
