Agios Nikonas is a village of the municipality of West Mani in the prefecture of Messinia, built on the Kalamata - Areopolis road. Its original name, Poliana, has Slavic roots and means open, flat place. This name is attributed to the physiology of the area, a reason that made it a pasture before it was inhabited. Geographically, it is the eastern boundary of the western Mani, on the Kalamata-Areopolis provincial road, 64 km from Kalamata. The area is characterised as semi-mountainous, as it is located at an altitude of about 400 metres on the western slope of Taygetos. The peak above the village is also called Agios Nikon and is located at an altitude of 1214 m. From the village there is a view of the Messinian Gulf, while - with a clear horizon - the eastern regions of the first edge of the Peloponnese (Koroni etc.) are visible. The central church is dedicated to the Transfiguration of the Saviour. In this brick-built, traditional settlement, a plot of 9,713 square meters is for sale. Its unobstructed, midwestern views to the sea and the afternoon sunsets allows the incredible beauty that the area offers. The plot is located outside the city plan, but it is complete and buildable and due to its large area, it allows the construction of a building of more than 270 square meters!! It is located just 400 meters from the village of Agios Nikonas in a area called "Kotrona" and just 700 meters from the rocky beach that lies in front of it. Just a few meters norther, there is a second plot of land for sale of almost 5,000 square meters, thus creating ideal conditions for a larger investment, hotel units or tourist residences, aimed at people who are looking for accommodation away from the tedious rhythms of the cities. The plots are located 74 kilometers away from the Kalamata International Airport "Captain Vass. Konstantakopoulos", a distance that can be covered in one and a half hours.
