The Property (Villa Panafiki and the Lodge ) consists of 2 connected buildings, offering privacy from each other while sharing the view, easy access and great flexibility. Panafiki has a large open living space and terraced area for all the family with an owners suite on the lower level protected from the full summer sun while the Lodge is perfect for teenagers and visitors etc... and is largely self contained. Panafiki is in the centre of its land of 7000 sq.m which is sited on the first small hill in the centre of the central valley leading NW from Ermioni, with magnificent views of the Katafiki ravine (which is 1 Km distant) as well as Ermioni village harbour and Bisti with the background of the islands of Hydra and Dokos. It has about 100 olive trees and various mature fruit and ornamental trees. Distance from the centre of the village is 5Km on tarmac road, with shared private access via concrete road to Panafiki. Our closest neighbours being about 80m distant. The driveway to Panafiki from this access is not shared and there are no passing vehicles, the villa is not overlooked. The accomodation comprises 192 sq.m liveable space with views from every room, plus 26 sq.m utility/workroom and about 120 sq.m of terrace linked to the house and partially covered. The villa is based on the french Bastide style; the upper floor (which is the entrance level) having high wood beam ceilings and is a single open space, with direct access to the major terraces, suitable for family living or entertaining. The upper level is nominally split into a large kitchen and living area with a big table and benches, the breakfast room (an octagonal area with large sliding doors on 4 sides and magnificent views), a cozy sitting room with open fire and wooden floors and shelves, with a wooden mezzanine above and toilet with walk-in shower below. The lower level, owners suite, is accessed from the central stairway giving into the dressing room, with a large bedroom/study on one side and a seriously large bathroom etc., on the other. Also double doors open to a terrace with an "aperitif" pool. (This is our name for a small 10 cu.m pool. It can be shaded, is 1m deep, great for kids, or indeed for parents at the end of the day or just for keeping cool and chatting during the summer.) The Pool has the great benefits of being both simple to maintain and highly convenient as it is right next to the main bathroom with direct access to the house. The bathroom, accesed from the dressing room, is large, has a suitably large walk-in shower and plinth mounted bath (naturally having views of Ermioni and Katafiki) and of course plenty of space. The bedroom on the other side of the dressing room from the bathroom is large having in addition an adjoining section for a young child to sleep or for use as a workroom/study.
Under the stairs is storage next to access to the utility room. The Lodge is made up of 2 large bedrooms separated by a bathroom also having a walk-in shower; all 3 rooms are accessed from a common covered pergola. All have high wooden ceilings.
The north room has aircon and a fridge, and has the potential for a small mezzanine. The south room has aircon, a split level floor with built in upper bunk and potential for a lower bunk, and similar potential for a small mezzanine. The villa is heated and cooled by underfloor piping . The heating and cooling is provided by a heat pump with gas auxiliary (should it ever get that cold) fed from a 1000 litre bulk gas tank. The piping is in place to extend this to the second building, but has not been used yet. Clean water capacity is 20,000 litres, and is fed by rain water capture or delivery.
