According to the engineer's statement [(recently drawn up survey), (September 2022)] the plot of land with an area E= 4,000.67 square meters is located in the off-plan area of Pylaia, position "PATRIARCHIKO", OF the Municipality of Pylaia - Hortiati, P.E. Thessaloniki and has received K.A.E.K (at the disposal of the office), it is even and buildable for a specific use in accordance with the Town Planning provisions in force today. CONSTRUCTION CONDITIONS: Approval of G.P.S. (decision number of the Ministry of the Interior 19663/19-4-2017, Official Gazette 123 AAP/9-6-2017). By way of exception, the pitches which meet the standards of 24-5-1985 FD (270D) on the day of publication of this decision are considered FIT & BUILDABLE. The other building conditions (exploitation - percentage of coverage - building factor - distance from boundaries - permitted heights, etc.) are governed by the provisions of the off-plan building of 6-10-1978 PD (Government Gazette 538D) and 24-5-198 PD (Government Gazette 270D), as they apply depending on the usage, as long as this is provided for by this decision and as long as no different regulation is imposed*. It is located within G.P.S. (Government Gazette 123 AAP/2017) with land use "PEPD GB2.b" and at a distance of 1,000 meters from the sea. Land uses: PEPD GB – 2 – URBAN CENTRAL FUNCTIONS & INFRASTRUCTURE. Permitted uses are:  Retail stores, department stores, supermarkets.  Service offices, business administration offices, public administration - self-administration.  Banks, insurances, financial institutions.  Car garages & vehicle maintenance and repair facilities.  Recreational buildings and facilities.  Cultural buildings & facilities, public gathering spaces.  Sports facilities.  Social welfare buildings & facilities - care & treatment. *The maximum coverage percentage of the pitches is set at 10% of their surface. The building erected within the field must be a single building, its division into several buildings being allowed only after the opinion of the competent Architectural Control Practice Committee. The building distances are defined: At least 15 meters from the boundary of the field. The maximum number of floors of the buildings is set at 2 and their maximum height, measured from the ground around them (designed or natural) at 7.50 meters. Above the above specified maximum height, the construction of only parapets with a maximum height of 1 meter, roofs and chimneys is allowed, other constructions mentioned in the article are prohibited. 87 of the N.D. 8/1973 "about G.O.K.". In the case of building a roof, the maximum height specified above is increased by 1.20 meters. 7. The maximum structuring factor of the pitches is set at 0.2.
