Preserved Building 950sq.m. on a plot of 1100 in the center of Athens. Building Factor 4.2, coverage 70%, builds another 4500sqm. There is an approved (partially) plan by the Town Planning since 2010. Location: four blocks away from the Central Railway Station of Athens, and only five minutes walk from the very centre of Athens and Omonia Square and the National Archaeological Museum. The building complex can include a 4-stars hotel and a 4-keys studios unit of 20 apartments, and is situated in two different sites that belong to the same owner. The access to the complex is possible either by two different streets that share a common border side. The site in one of the streets, has a 16m. façade and a surface of 390 square meters without any existing buildings on it. The site on the other street, with a surface of 678.12 square meters, has a 20m façade and an existing neoclassical building on it, which was characterized as “historical monument” of the late period (between 1923-1928) by the Ministry of Culture. It was designed and built by the architect V.Tsagris and it used to be the residence of the industrialist, A. Metaxa, the co-owner of the mines at Evoia, and his family. It is a 4-storey building and has a surface of 920 square meters. The configuration of the ground plan and of the 2 following floors, is generally symmetrical, with a central staircase and two double-storey apartments on each side. These apartments on the third floor border an additional bigger apartment, underlining the symmetry of the plan. The symmetry of volume, the vertical configuration of the main elevation, the intense ledge of the cornice, and the specially designed metallic banisters and patterns, are some of the characteristics of the existing building. Nowadays the building has lost most of its decoration. However there are many traces that allow the restoration of the elevations. Description of the whole complex: The 4-stars hotel unit, according to the prescriptions-guidelines of the Greek National Tourism Organization, is composed of two buildings: the renovated existing building and a new 9-storey extension (surface 1968m²), built on the inner side of the field. The hotel consists of 46 bedrooms (86 beds), a reception hall, a living-room, a bar(in the existing building), as well as, a lunch-room, two conference rooms, a roof-garden (at the eighth floor), two underground parking-lots (12 cars). This unit fulfills all the prescriptions in order to be classified as a “Boutique Hotel”, according to the recent legislation of the Ministry of Tourism, and as a consequence it takes advantage of the favorable regulations that this classification defines. The unit situated from the other street (surface 1580m²) includes: 20 4-keys apartments, either double or three-bed rooms, that according to the certification of the Greek National Tourism Organization can be classified as “suites”. ▪ 2 apartments at the 7th and 8th floor, characterized by the Greek National Tourism Organization as private property, that communicate with each other through an interior staircase and can be classified as “executive suites”. They, also, include a separate reception hall, a bar, and a lunchroom. ▪ 2 underground parking-lots (10 cars), that communicate with those of the other unit. The use of the building as a studio unit is not common in Athens, contrary to foreign countries where it is known as “condo – hotels” or “residentials”. The whole complex can be part of a time sharing system (part of the unit) with the collaboration with certified-qualified organizations, as the R.C.I. Group. The architecture of the building complex has many references to morphological characteristics of the existing neoclassical building (wooden floor, extended use of marble at the communal spaces, plastered decors, etc), as well as to contemporary architectural solutions related to the lighting, the design of the furniture, etc), that constitute a high level of quality and aesthetics. Concerning the open-air space in-between the three buildings of the complex, there are sitting rooms, open-air lunchrooms, a swimming pool and quantities of green. In addition, great emphasis has been given to a more bioclimatic planning of the complex and to the utilization of solar energy. It has to be mentioned that the municipality of the city of Athens is planning to construct an underground parking at the opposite site of the neoclassical building, which is currently being used as an open-air parking. This project could serve any additional needs of the hotel in the future. Finally, we have to mention that all the studies and plans have been completed. The construction permit is in progress, as well as all the certifications of the Greek National Tourism Organization.
