The 250 sqm property has been developed on a 4191 sqm amphitheatric plot above Sivota Bay, with Akroudi Island in the background. The core design principle was to create a villa with panoramic views from all of its living spaces, where skylights and pergolas facilitate an interplay of light and shade. Using traditional and modern building materials, such as stone and wood, the villa comprises three architectural volumes, and due to the inclination of the plot, they are partly cave buildings and partly exposed. A central path runs along them offering easy access to the many lounge areas and other features this villa has to offer.
The entrance path from the villa's exterior parking spaces (for four vehicles) leads to a shaded path running along the cave building, which houses five bedrooms with en-suite bathrooms, the gym, a sauna (with its own bathroom/shower), and a home cinema. The path then leads to the main house, where the living and dining areas are located, together with the kitchen and the master bedroom, with an en-suite bathroom and walk-in closet, as well as a guest WC and large storage room.
The villa's outdoor area is dominated by the 22-meter-long infinity swimming pool, extending across the main and cave buildings and flanked by the lounge deck. There are also four shaded areas, a shaded guest area, an outdoor shaded lounge, a shaded outdoor kitchen and dining area, as well as the master bedroom shaded area in front of the master bedroom, which has access to the outdoor jacuzzi, which is adjacent to the pool. A further sun-bed deck is in front of the shaded lounge space, offering breathtaking views while busking in the Mediterranean sun. The landscaped gardens of the villa feature an assortment of local flora.
The guiding principle for the design was to create a luxury vacation home through sustainable and environmentally friendly choices. The building construction has exterior thermal insulation and high energy efficiency double glazed aluminium windows to achieve the best thermal behaviour with its basic components. For heating and cooling the villa uses the most up to date low consumption air to air heat pumps which power the hidden fan coil system and additionally the underfloor system of the main house, while hot water is produced by solar boilers. Ceiling fans are installed in all interior spaces to minimise the use of air-conditioning and create a pleasant interior microclimate.
