Clarifications & Legal for Foreign Buyers
a) The Property has a valid official license (No:345/15-5-90) and more importantly it also has an official Engineer’s Certificate in the Ministry of Energy and Environment (Law 4495/2017) Registration No: 11881170/2020, which is the required document that the property has no illegal constructions, no legal issues and no urban planning issues, and hence is certified to be ready to be sold as-is immediately with no legal problems whatsoever.
b) The property has an updated Energy Class Certificate No: 209291/2018 Class C, and the land plot has an official topographic survey drawing with GPS coordinates as required by the latest
law (2017), and it also has a registry 108055/2017 of confirmation of no problems with the local Evia Forestry Department

1) Overflow Swimming pool Potential
a) The owner is a construction engineer himself and has designed a potential overflow swimming pool next to the grass area with South-West overflow view of the sea. The owner guarantees that a construction license can be issued to the potential buyer.
b) The cost of license and construction of the swimming pool is not included in the sale price as it depends on the materials and size the buyer will select.
